Buying a home in Spain can be difficult, but our goal at CASAHOME SPAIN is to simplify and quality-assured the entire process for you as a buyer. Here you will find an overview of what our buying process is like, from the time you start looking at properties until you hold the key to your dream home in Spain.
Before buying
The most important thing to consider before buying is that the market in Spain is open, and that CASAHOME SPAIN can both obtain the necessary information and arrange viewings of all properties. This means that we can help you buy properties that you have found yourself and that you only need to deal with one broker.
The price of the property is the same regardless of which broker you use.

• Needs assessment: We carry out a needs assessment and design a list of criteria as well as a review of relevant areas.
• Reference homes: Together we find properties that you like and want to see.
• Planning viewings (We can assist with recommendations on residence during the viewing period)
• If necessary, a Financing Certificate/pre-loan application (see under financing)

During viewing
When the criteria list of reference properties is ready and you are ready for viewings, we will take responsibility for you throughout your stay. We will be with you at all viewings. We will give you a more thorough introduction to buying a home in Spain, conduct area tours, and provide you with a professional assessment of each viewing property. If you choose to go for a second-hand property, we will also work together to create a bidding strategy to secure you the best possible price. The goal of the viewings is to find your dream home in Spain and give you the best possible basis for making a decision

Once you have decided which property you want to buy, our legal department starts its process. We have lawyers/tax representatives that we recommend and who will review + quality-assert the property's documents. (If you have your own lawyer/tax representative that you want to use, that's no problem)
After purchase
Before you can buy a home in Spain, you must have a Spanish identification number called NIE. If several people are going to own the home together, everyone must have a NIE. With a power of attorney, this is arranged by our lawyers/tax representative. (see under the section Power of Attorney)
The lawyer/tax representative obtains all information about the home, such as encumbrances and ownership. If we come across an encumbrance that may have consequences for you as a future owner, we will contact you. You are protected against such types of encumbrances by using a lawyer/tax representative, through clauses in the contract with the seller.
They will open a bank account for you in a Spanish bank that is used for transfers between your home country and Spain.
Transfer/Formal takeover: The lawyer/tax representative meets with the Notary on your behalf, transfers the property and receives the temporary deed, of which you will receive a copy by email. From this day on, you own the home and can come down to Spain to use your home for the first time!
Documents: It takes about 2 months from the transfer of the property until we receive the original title deed. Then we will arrange a meeting at our office for review.
As soon as you formally own the property, a lawyer/tax representative with power of attorney will set up automatic deductions for electricity, water, communal expenses, insurance, property tax, renovation, etc. from your bank account in Spain. You therefore do not need to be in Spain to arrange any of this yourself.
Takeover and authorization
You already own the home, all bills are set up on auto-debit, no documents need to be signed. We will assist you at the home to help you with whatever it should be, among other things we can recommend TV, Internet, furniture stores, etc.
Power of attorney:
A power of attorney should be made when you are in Spain. You will then go to the Notary together with the lawyer/tax representative you have chosen. This is included in the cost your legal representative charges for the assignment. There will be additional costs if you wait until you arrive in your home country to make the power of attorney. A power of attorney made in your home country must have an apostille stamp and be sent registered to Spain in its original form for it to be valid. Therefore, it is smart to do this when you are in Spain. If at some point you are going to buy a home, but have not found your dream home, there is really no reason to wait with a power of attorney. Anything that can be arranged in advance is good, because the day you have found the home you are going to buy everything will go more or less by itself.
